Thinking of buying a private property for investment or for retirement. I am already 51 and I am the sole provider for a family of 4. I have paid up my executive flat and has about $200K cash. Monthly income about 11K. Looking for a place that is near MRT station. Any recommendations and advice on how to approach this? I don't plan to sell my HDB and I hope to be able to get an affordable place NOT in WEST or NORTH. I suppose I can only consider 1 or 2 bedroom max.

Hi,

It depends on how much loan you are comfortable with at this phase in life, and also factoring in your current family commitments. ABSD of 7% will also be payable on the 2nd residential property. I guess renting out the Exec flat is out of the option since your family of 4 needs the space. Thus, 1 bedder investment property seems like a likely option. Good evening investor,

It will be best to find out what is the loan quantum you can obtain if you intend to obtain max 80% bank loan as you will reach retirement age of 65 years old in 14 years (this will be your loan tenure).

If you had utilised CPF OA funds in current property and will like to use the excess in this purchase, you have to keep half of minimum sum of $80.5k in CPF OA and/ or SA before you can use the excess.

Your finances on hand will be used to fund these:

1) 5% cash downpayment
2) 15% CPF OA funds or cash downpayment
3) estimated 3% buyer's stamp duty
4) additional buyer's stamp duty of 7% if you are Singaporean
5) $2.5k legal fees
6) $500 stamp duty for mortgage
7) valuation fee etc
