The prospects of property investment in Singapore is bleak. Rentals are hard to come by, owners/developers are unrealistic in pricing, ABSD/TDSR is still around and immigration is also tightened. With many investors diverting to overseas properties and other alternative investments. Any suggestions with the current property climate?

I believe in every real estate cycle, no matter which stage, there will surely be "good buys" amongst the many "bad buys".

Present market, resale property is considered a good buy vs new project. As the seller of resale able to sell you at median pricing lower than new project- link to their buying prices in the past that is much lower.
