Re your first question, if the resale HDB seller has an agent, you are correct, no obligation to pay comm.

Note that it also implies the buyer without an agent has to be knowledgable about HDB resale regulations enough to execute the purchase smoothly. If you are confident, do it yourself. Else, i would still think it might be better to engage an agent to take care of your interest. Its a small price to pay ensuring you get your dream home properly.

So this relates to your second question, and i thank you for asking whats in for the agent. For me, that means that agents on the whole has to strive for higher standards so that buyers are willing and happy to pay comm.

This would be a good outcome for the consumer and industry as a whole, don't you think so?
