Property prices everywhere have been shooting up since the past year, not only in District 15.

If you're looking to purchase for investment purpose, I would suggest you purchase the property BEFORE any cooling measures kick in.

This is because, for Government to impose cooling measures, they must have deemed market to be over-heated, which they mentioned that we are currently not at. Moreover, with the implementation of cooling measures, it may become harder for Buyers to purchase properties if changes were made to TDSR and LTV ratios. Just imagine TDSR to be reduced to 50%, and LTV to reduced to 60%. This means that it will be harder to secure a higher loan, and you will need more funds for downpayment.

And importantly, there is no guarantee that prices will fall because of these measures, as Owners can still afford to hold onto their properties and not be forced to sell low.

If you are referring to landed homes in D15, I will second to that observation. If you are looking at strata apartments, I have to say that there is still quite a number of potential star buys, even within the new launch market.

I am closely monitoring the District 15 prices especially in the landed segment where I have spent the last 12 years focusing in landed homes within this district. I must say that despite the growth over the recent close to 4 quarters, my gut feel is that there will be more growth especially in the landed home segment as I still find it relatively undervalue when compared to the recent new launches as well as the bullish bids put in by the developers over the recent land sale.

In terms of which district you should consider on an alternative option, let's discuss more on your preferences, since we are also unsure of why have you shortlisted D15 in the first place.
