Planning to buy a condo for self stay and possibly use it as an investment property in the future (5-10 years later). Does it make a difference in purchasing a FREEHOLD vs a LEASEHOLD? I assume 99-years is a long time to even consider, or should I pay attention to the tenure when buying my condo? Thanks

You may probably wish to take note that most new launches for mega projects are likely to be leasehold. The freehold big projects are usually the older projects where the facilities and environment are definitely outdated and this can happen to influence prospective tenants or future buyer's decision in purchasing this property.

In addition, it could also be beneficial to look into your financial commitments in terms of this purchase and from there work out a list of probable projects which could be more suited for your family in terms of lifestyle, schools as well as other non-tangible issues.

    We have also seen some freehold aged less than 10-12 years, looking pretty new. Would newer freehold be more attractive compared to leasehold of the same age?
Hi Vivian, yes there is a difference between purchasing a 99 year leasehold property to a freehold one. But the most important thing still voice down to its location, as not all property is a good buy. Just take a new fridge or aircon for eg, there are so many new model in the market but only some of them with a 5 ticks or stars are highly recommended, am I right?

You may want to think in terms of the likely resale demand of the location, is freehold status important to the potential buyer next time? Typically age of condo and condition, plus potential infrastructure plans plays a larger part towards any potential appreciation. Its kind of broad to discuss this way, may I know the locality you are keen on so to make better recommendations?

Hi Vivian,
From various findings which I consolidated during rental of properties and selling, here are my short and understandable views:

Regardless of Freehold or LeaseHold, eventually its the first 15 years after TOP that see a property gain fast and high capital appreciation. After that period, be it FH or LH, the appreciation will start to weaken. Building, facilties and water pipe will turn old regardless of FH/LH tenure and 15yo still far from Enbloc. This primary technical aspect must be kept in check as a basis.

Leasehold mostly is very ideally located, and crucial part for investment is the Rentability of the property. Fast and High rent equals to high appreciation, high return.
Any property lesser than 40 years left will meet with mortgage limitation for buyers. BUT enbloc is almost definite after few decades for leasehold and hence not a concern. Note that land in Singapore is scarce.

Freehold is very crucial only to Landed Properties as enbloc might never happen. The land will need to hold its value for ultimate long. Freehold is commonly located in more secluded area and run higher leadtime to get tenants. Return of Investment is lower since the purchase price is higher.

My recommendation are new launches where owners all bought at same price and possesses stamina to appreciate the first 15 years.

On the other hand, resales unit usually have neighbour unit owners bought at low prices a decade ago. Hence price transaction is prone to sabotage once these old owners let go at low price (but still profit) due to urgency and driving sentiment low. Its a common happening.

Hi Vivian,

As you mentioned that your plan is for own stay for the next 5-10 years, I would suggest you pay more attention to the location rather than the tenure when you're buying your condo.

Choose somewhere that is of your convenience, location where you can easily commute to the places your frequent. This is because you will be staying there for the next 5-10 years.

If this location has both a freehold and a leasehold development right next to each other, I would suggest you take the leasehold one (cheaper alternative). This is because 10 year later, both properties would have aged 10 years.

10 years is a long time, and there will be new launches in 10 years time, and these newer properties would appeal more to potential tenants. Your old condo will have lesser appeal, and may not be as attractive to rent out, hence affecting your rental.

My suggestion to you is, purchase a HOME now, 10 years later, sell this HOME, and buy a HOUSE.
