Hi Chin,

As long as you have meet the MOP of 5 years and able to register your intent to sell, then you can proceed to sell.
As to the question of which to do first. It like a chicken and egg thing. If you sell and not able to get the unit you want, then you got no where to stay. If you buy first and not able to sell within the 6 months period then it will be a troubling issue for you.

A upgrade or downgrade process both required financial and timeline planning therefore we are unable to properly advise you on what you can do without finding out more, especially in terms of financing.

The general considerations in option to purchase a unit first before selling ties down greatly on whether can you finance the purchase first without the funds from the sale of your existing place. If you require existing funds from sale of your current place in order to finance the smaller unit purchase, then the situation is clear, you will need to sell first before engaging on the purchasing process, where timeline planning will be critical as you may find yourself in a situation where you may need to rent an apartment in the interim basis.

If you need the sale proceeds from your current flat to pay or finance for the purchase, then you will need to complete the sale transaction first, to allow the funds to be back in time for the purchase.
