Parc Clementis cost around 1600psf in which a 3BR cost around 1.6M. May I know when is the best time on exit strategy assuming it is for investment? TOP or wait after 3 years then can sell?

Normally Pte Property what is the avearage yield? Since purchase at 1600psf, able to earn when it reach 2000psf?

Hi Mugen, if it’s for investment basis, most owner will either sell upon TOP or rent it out for the initial years dependent on the market condition. As no one can time the market and so it is always wise to buy and hold first, instead of hold first and then buy later which have a totally different meaning.

We believe that while it has good layouts, and decent location, the number of units are challenges facing this property New Launch. With so many units, it is unlikely to sell out in the balloting phase, and we would advise you, if you really like the project, to see the take-up rate during the launch, before further committing to a unit.

At the indicative pricing, we believe that there is limited upside to the units in this project. Remember a key selling point of this project is its proximity to the 2nd Business District, Jurong Lake District (JLD). However, the establishment of JLD has been delayed repeatedly due to delays in the High Speed Rail Station.
