Our current HDB is at Jln Membina. Next year will be the MOP year. We are torn between 2 options.
1) Sell at high price to reap the profits (profits can be close to half a million) and get a private property
2) Rent out HDB and get a private property
There are 2 schools of thoughts: Many said the way is to rent out since it is a passive income with high yield since location is gd and rental income can help offset loan instalment. There are others who advised that due to our location, COV can be a few hundreds of thousand, unlike other locations, thus it makes more sense to sell than rent.

we would like to hear more opinions and advise from property experts. Pls help.

Evening,

The person who told you that you can fetch hundred of thousand, in terms of COV, might be cracking a joke. To have buyer to offer at $70k to $85k is tough at this current market.

As to whether you should sell to purchase or rent and purchase, it woud be more dependent on your current financial status and what you are looking at. By using the profit and CPF utilized in your current unit, will you be able to fully paid off the purchase of the condo? Are you looking at investing your profit somewhere else? How much loan can the bank disperse to you? Do you have enough monies at hand to purchase your second property without selling off your HDB unit?

It really depend on your financial appetite. If you speculate the property market to shoot upwards, hold the HDB, and get a private unit. The rental from HDB would be able to service the private unit loan. If speculate the other way, it is always good to cash in, and get another unit somewhere else. The proceeds may be able to get a EC off the central area.
