1. During the process of selling the flat, if she cannot stay here for the whole period, how many times does she need to come back to sign on documents?

2. Can she ask someone represent her for signing documents?

Evening Yun,

Your friend's wife do not need to be in Singapore to proceed with the sales. The lawyer can prepare the power of attorney, mail to your friend's wife and get her to sign it at the notory public. Mail it back, along with the seller's checklist and OTP. Your friend can then proceed with the rest of the sales procedure.
