New cluster high floor 4RM HDB units in Bedok Fengshan Greenville are priced(~800K) way equal to same candidates in Prime districts like Telok Blangah, Clementi etc?
Is the pricing valid or this is a bubble due to short supply or some other reasons?

Please share the idea behind it, thanks in advance.

There is no idea behind, but a case of willing seller and willing buyer. Key consideration is that there is a shortage of resale 4 room flat with fresh lease in Bedok therefore buyers who are keen to remain in this estate but only considering new flats will likely be looking at these units. In fact, we are already seeing transactions clocked for $820k for such flats. Unless you head over to newer towns like Sengkang, Punggol or even Tenggah, you are unlikely to find new 4 room flats in mature estates. In estates like Dawson or Bishan, 4 room flats are already over $1m too.

Everyone wants to make a nice profit from their HDB flats. So, as a buyer you need to explore all the options and decide which is the best deal for you and there are many OPTIONS always.

Land is pricier closer to the CBD. As such, you may want to consider this before buying your HDB flat. There are always pros and cons. So, decide carefully before you commit as it is a long term investment.

Bedok generally is an older estate and with limited younger flats in the area, the demand for such flats is there and this could be one of the factors for prices being high.

Individuals who usually purchase in these areas, either want to be nearer to their families or have a preference of such and area and thus are willing to pay more for units in these vicinities.

Hi,

1) You may look at the recent HDB price index. It is still inching up even after the new cooling measures implemented back on 30th Sep 2022.
2) The measures had a braking effect on the quickly escalating price of the HDB flat. But it didn't slam down the price.
3) This is the effect that the government wanted to see. If the measure implemented caused the HDB flat price fall. The government would have tweeted to bring it back.
4) The flats you are looking at have just reached MOP. Whereas those flats you mentioned in Telok Blangah and Clementi are not as new as those in Bedok.
5) These flats in this area are transacting from $725k~$872k depending on the level. This implies there are demands under this price.
6) If the demands are not there, the price will be adjusted accordingly.
7) There are not many choices in Bedok North anyway if you are looking for a new flat.

As you mentioned, it's a new cluster. And there isn't many such supply in a matured town like Bedok.

Price is all about willing buyer willing seller. The fact that many units transacts at this price simply means that Buyers are willing to pay this price for a new unit in Bedok. These buyers could be young couples looking to stay near their parents, or existing residents shifting from their older Bedok flats to newer ones.

As for bubble, I do not think this term is frequently used in Singapore property. It seems that the whole world prices is falling, except for Singapore, where prices doesn't seem to fall.
