My wife is 58 and I am approaching 60 years of age. We owned a fully paid EA which we bought about 15 years ago. We were SPR when we bought this unit and therefore, did not enjoy any HDB grants or HDB concessionary loan.

Today, we are both Singaporean citizens, retired without any income. My questions are:

1) Can we apply for a BTO or SBOF ?
2) If so, can we use the proceeds of the sale of our current EA to offset the purchase?
3) As for CPF Life, we are both on ERS and have not intention to change that.

We have sufficient savings to sustain our expenses etc.

Hi,

Yes you are able to apply for BTO / SOBF. However for 2nd timers, chances to select a unit are lower due to lower balloting chances, and locations are limited. Once you have managed to secure a unit, yes you can use the proceeds to offset the purchase but its likely you need to sell the EA just before the BTO completes. The timeline needs to be managed so to ensure a smooth transition.

Since both of you are currently SC and have not purchase any subsidized HDB unit, both of you are eligible to opt for BTO or SOBF. However, based on your age, both your OA and SA should have being merged as RA. We will need obtain writing from CPF board for them to set aside the required CPF monies on your upcoming purchase.

Yes you and your spouse qualify for subsidised hdb BTO if you plus your spouse income does not exceed 14k , however the wait to collect key to your BTO could be many years , unless you are very lucky to be selected for the SBF sales of balance flat .

Alternatively , you may buy a resale flat and apply for the hdb grant of up to a very generous max amount of 110k , subject to you and your spouse income and 2 other conditions , this route would definitely be much faster , plus the added benefit of a very wide selection of resale flat to choose from .
