My tenant turn-off water supply and electricity on the day he moved. When I turned it on, I found that the toilet is leaking, lighting and electricity appliances out of order. Can I deduct the repairs according to the terms of the agreement i.e. $100 per item from the deposit. My tenant is a miser who would argue to the last cent. How can I do to have evidence to show that they are valid deductions. By getting external contractors to witness and keep the receipts of the repairs, will that helps? Please help.
