my husband and i live in a 5rm hdb and we want to invest in a 2bed condo. we would like to have 80% loan if possible. can it be achieved if we wait to fully paid our current hdb loan or do we need to sell first?
would putting my husband name alone in applying a new loan affect the loan amount? or better if we put both?

Morning,

If you are SC HDB owner, you will be eligible to proceed with purchase of your second property upon fulfilling MOP. As for 80% loan, you will need to clear of the current loan before you can proceed.

Hi,

Firstly you must have met MOP of 5 years, and must be SC household to be able to purchase and hold both HDB and condo. For SPR household, you need to sell away your HDB within 6 months after key collection to condo.

To qualify for 80% loan, you need to fully pay up the outstanding loan for HDB, or sell the HDB first before buying (but is that your objective..?)

Whether to put 1 or 2 names in depends on your income, credit and age profile. Perhaps we can discuss further on how best to approach this to achieve your property objectives? Thanks and hope to understand your requirements and value-add further.

Good afternoon investor,

Do take note that you have to fulfill MOP first before you are eligible to purchase a private property. One of you must be at least a Singaporean to hold on to current HDB if you are a SPR household, you will have to sell your HDB within 6 months from purchase's completion date.

Let me assume you are a SC. Maybe you can share with me how much finances (CPF OA funds + cash) do you have on hand so I can advise you whether is it possible to fully pay up your existing loan and invest in 2nd property without selling off current HDB.

As for loan, do let my banker advise you on this so you will have a better idea how much loan can you take based on TDSR. I will advise you to do one in principle approval based on your spouse and another based on both of you so you will have a sensing how much can both of you obtain.
