Good evening! Do take note that because both of you are foreigners, you will be subject to 15% additional buyer's stamp duty on top of estimated 3% buyer's stamp duty. With 20% downpayment and 18% stamp duties required initially for purchase, you will need around $570k for a $1.5M property and provided you can obtain a 80% loan. Good to hear that you plan to buy a condo unit in Singapore ie you believe in the Singapore growth story. As foreigners there is an additional buyer stamp duty of 15% that you need to fork out UNLESS you are from these five countries;(including permanent residents)from the US, Iceland, Liechtenstein, Switzerland and Norway. You will only need to pay the usual stamp duty like the locals at $39,600 (based 1.5M purchase price). For cash consideration, besides this amount and the purchase price less the loan amount,do set aside estimated 0.5% for legal fees and misc expenses. Whether you could borrow 80% (max) or lower will depend on the bank assessment of your income, other financial assets, credit worthiness, other loans, etc. Speak to any realtor should you require mortgage banker reference.
