HDB with less than 60 years lease are definitely more challenging to sell than a new flat, but it does not mean it cannot be done as I have sold a unit in Commonwealth Crescent in under 1 month before. I have also recently concluded a HDB sale that has loanshark issues in under 2 months.

More importantly, we need to establish the understanding of the existing market and position the unit correctly in order to gain the attention of the prospective buyers. In addition, selection of marketing agents play an important part too as I have learnt that there are agencies conducting training for their agents to convert resale HDB purchasers to buy brand new project launches as these projects are paying higher commission.
