My friend from oversea rented a room on 1 year lease,after 1 month of stay,something bad happened.she wants to move out and the agent told her the deposit will be forfeited because is breaching the contract.is there such practise?thks

Evening,

That would depend on what's your context of BAD. Under normal situation, YES. 1 year lease do not have any diplomatic clauses hence if your friend choose to move out, not only will the deposit be forfeited, the landlord have the right to ask for compensation.
