You can start to engage an agent to market your unit in January 2016. As long as you are staying within 2km from your parents, you will get the PHG. You still qualify for a hdb loan if you have not used up twice of the hdb loan.

Hi,

You can start to engage an agent to market your place as with current market sentiment it may take 3 months or more to secure a buyer. You should qualify for PHG if its the same town or within 2km. Are you buying on your own? Each household can only take hdb loan twice per lifetime. Thanks and hope to understand your requirements and plans so to value-add further.

In order to sell prior to meeting the MOP, you will need to obtain approval from HDB before inking on the Option To Purchase.

If you are unsure of whether you are eligible to take up a HDB loan for your next property, you may visit https://services2.hdb.gov.sg/webapp/BP27MaxLoan/BP27PMax0.jsp and complete the questionnaire in order to find out your eligibility just to be sure.

Hi,
You may start to market the flat from now as the current market may take a few month to get the right buyer. If you have a good reason to sell the flat earlier, you may apply through hdb.
If you never take the Proximity Housing Grant before, you may apply during the next purchase.

As for the HDB loan, every citizen is entitled for 2 times but with condition for the 2nd loan.

Afternoon,

With the festive season, sales movement are slower than normal. Pace will normally pick up after CNY. If you have intention of using proximity housing grant, you will be entitled to it but your parents are to staying within the same estate till your MOP have being fulfilled. As for HDB loan, it will depend on your current combined income status. You will also be required to utilize 50% of your current unit cash proceed and all your CPF monies before HDB disperse the balance as mortgage loan.

Good afternoon seller,

Due to slow moving market conditions, I will usually advise my clients to start marketing 1 to 2 months before MOP date so probably its a good time to start soon.

If you want to ink the OTP before MOP date, you will have to seek approval from your HDB branch office first before you can do so.

As for the proximity housing grant, as long as your parents or in laws are staying with you or in the same town or within 2km from your new house, you will be eligible for this grant.

Lastly, each household are eligible to apply HDB loan twice. If you have not done so, you will be still eligible. But do take note that you have to set aside 50% of the sales proceeds to be utilised into your purchase.
