If you feel that you have a valid reason, you may wish to appeal to HDB to request to sell prior your MOP. Decision will be based on a case-by-case basis. I do have clients who had successfully appealed.

Meanwhile, you might want to sound out the owner of the flat you're interested in, to see if they are able to wait for you. Do it tactfully. It's best if you could engage a salesperson to act for both your sale and purchase, as I believe you will need careful management of the timeline in your situation.

Care to share the exact date of your MOP?

Do bear in mind that you can only issue OTP for your house 7 days after you register to sell from MOP date and obtain OTP for purchase on/ after your MOP.

If not you can try to appeal to HDB for waiver of MOP with a valid reason so you can act on the purchase immediately. But appeal might take awhile and to purchase before sale first, you must be financially capable to do so first.

Usually I will advise my clients to market unit for sale first while house hunting for their next home. Only commit to purchase when buyers exercised sale OTP.
