Afternoon,

The cluster of older units which were built in 1997 have being transacted at around $420k to $450k. However, their sizing are around 120sqm, compared to 110sqm on your cluster. Hence I would deem that the valuation of your unit might be around $450k or more, based on the unit's age.

Hi Sir/Mdm,

If your keys confirm will be coming on the 2nd Qtr 2017, then you may want to consider market your unit at or right after CNY, and importantly is to request for an additional 2 months extension for your taking of your next house and renovation.
But first of all, you have to help yourself and your agent, by trying to check again and again on when your keys might be possible release, cos you might be surprise that you might be able to take your keys earlier than expected, or even later than 2nd Qtr ( which I will be using my own method of finding if later got no answer from the hdb )
As for the possible price your unit might fetch, I will not touch on this, as you can see the price which other agents has furnished you.
