If you are looking at an investment point of view, a private residential will definitely have more potential as compared to a HDB; as private properties have lesser restrictions and guidelines.
Private condo also come with more facilities which cannot be found in HDB.

However if you are looking at staying in the unit, I would say that a HDB apartment will provide you with more living space for the same amount of money.

Hi,

If you are open to the idea of selling your HDB to upgrade to private, I will recommend you consider the new Executive Condominiums available, given that they are usually priced more affordably at a 10-20% discount to private condos yet with comparable condo facilities. Capital appreciation wise, EC has benefited many households who bought in the last 10 years, notably Bishan Loft and Westmere to name a few. Though you do have to sell your HDB within 6 months of key collection of EC.

If you are thinking of keeping both, staying in condo or rent out the HDB or the other way round, it is also plausible but the loan attainable, downpayment and stamp duties could be more challenging. However, the upside is you get to have rental income to manage your mortgage obligations.

It is indeed a good time to make this move from investment and upgrading perspective if you can afford to do so. In a weaker resale market for both HDB and private condo, you will probably be selling low and buying low, while you will still be capitalising on the current low interest rates on home loan. As the market recovery begins, the prices of private condo is very likely to grow at a faster rate than a HDB therefore you will be chasing after figures by then. I have just assisted my client to sell away their private condo and purchase a landed property with this in consideration and they are now happy with what they have gotten. Maybe you can share more of your concerns and needs so I can better advise you.

Btw most buyers' intention for property purchase normally is for own occupation. Thus there are a few factors to consider for your upgrade:

- lifestyle (do you need the condo facilities? or staying in current HDB is fine)
- need to change of environment? (near children's school etc)
- others etc

Secondary intention for buyers will always be investment opportunities.

- Normally new launch will have a better chance of capital appreciation compare to resale. So you might want to consider new EC or private condos.

- Rental? If your new purchase is near amenities or public transport etc, it will mostly likely able to fetch a good rental in future.
