Minor Repair Clause - Does it include replacement of sink tap?

Hi, I started renting a property 4 months ago and recently had to replacement kitchen tap as the old one broke. According to TA, repair/replacement under $150 is borne by the tenant.

I feel it quite silly that tenant has t bear the cost because
- the old tap was very old (at least 5 years+) with obvious sign of wear and tear
(my bad for not notice during 1st month). If it is brand-new and I broke it then I
admit that it is my fault
- the tap eventually will remain with the property when my lease ends
- With the point above, I just replaced it with lowest cost option, as I just need it to
to function for a few years. There is no incentive for me to replace with good-
quality option that will last many more years

My question is should this be borne by owner or at lease shared 50-50 between the owner and the tenant?

understand your point but if this was brought up, the landlord would also have indicated that the expected monthly rent should increase since a new tap is provided. u can try reasoning it out with the landlord and see what the landlord response will be, who knows out of goodwill, the landlord will replace with a new one for you?
