Middle of last year we sold our landed house and my wife and I jointly bought a HUDC Apartment in Serangoon North Ave 1. It is presently going through privatization. My questions are: 1) is my HUDC apartment considered Private or HDB apartment? 2) Do I have to fulfill the MOP? 3) Can I buy a resale HDB / EC / BTO flats as an investment? Please enlighten us. Thank you.

Good afternoon! Currently your HUDC apartment is still considered as a HDB flat thus you still need to observe the MOP. Once it has been privatized, you won't need to observe MOP anymore. FYI HDB flats are always not regarded as investment property, thus if you need to decide to purchase a resale HDB or BTO (observe a waiting period of 30 months after disposal) when you are able to, you have to sell off your privatized HUDC. But you can hold on to your privatized HUDC when you purchase a resale EC. Hope it helps! Cheers. Dear sir/madam, Your question is pretty technical therefore the answer is very straightforward. As long as the HUDB has not privatised, it is still considered a HDB therefore MOP is to be observed just like what my fellow professional has indicated. Only when the project has completed the privatization process that you will not need to observe the MOP process. 1 thing I will need to highlight though is should you be planning to sell after privatization, Seller's Stamp Duty will be applicable if the sale is done before the 4 years mark. The privatization will help in your investments as I assume that you are sitting on good amount of cash from your sale of landed therefore you will have more options in your investment of real estate.
