Me & Husband both SC, recently paid off our HDB loan with all our CPF. Now CPF almost zero. Cash on hand = 250K. If i would like to purchase a condo as my 2nd property, what is the highest limit of property value that i can purchase? If loan repayment term is 25 yrs, how much per month i need to folk out?

Hi Ms Lim. There are various ways to go about financing your second properties. With no outstanding mortgage loan you may be able to take up to 80% Loan. Do factor ABSD of 7% for 2nd property. Hi Ms Lim, there are many options available but with regards to the maximum /highest limit of property value you can purchase, I would need your income to determine the estimate max loan banks are willing to loan you. After which, I would need to factor in ABSD if you are not selling your current HDB unit. Good evening Anvril, with $250k cash and If you take 20% bank loan, estimated 3% buyer's stamp duty and 7% additional buyer's stamp duty as a SC into consideration, you should be able to afford a $835k property provided you can obtain a 80% bank loan. Good evening Anvril, apologies for late reply as Propertyguru doesn't prompt us when we receive reply for our post. Btw if you doesn't have the thoughts of selling your HDB then decoupling is out of the question. It will mean that you sell off your current HDB then each one of you purchase a property under your individual names. 2 names, 2 properties. With this, you guys won't need to bear ABSD of 7%. For the estimated monthly mortgage repayment schedule for 25 years, it will be better for my banker to advise you on this. Is there any way my banker/ I can get in touch with you guys?
