Valuation ranges from $500k to $530k and this is only an estimate as many factors like floor level, condition of the unit etc are taken into consideration. If you are really keen in selling your unit, I will recommend you to do a formal valuation.

As in how fast can you sell this unit? If all factors like good facing, good condition unit, block is open to all races and nationality PRs, I will say your unit will be snatched off within 1 month with a good achievable price.

But if you overpriced your unit, you might take a longer time to sell off your unit.

As presented by most of my fellow professionals, no one will be able to determine what your valuation will be but only based on past transactions as well as current units in the market for sale to estimate a probable range of valuation, since we are unsure of the condition of your unit is as compared to those sold or still in the market. The reason why units are hanging in the market could be due to a variety of reasons, not only overpricing but probably also due to the restricted pool of buyers if your place falls into the category where PRs or certain ethnic groups are ineligible to purchase.
