When you sell your house, whatever profit left after deducting your outstanding loan, CPF refund, CPF accrued interest, will go back to you!

The appreciation $100K will be your profit after you sell your property. This will less of any outstanding amount to bank, CPF, legal fees, agent comm, etc.
