Land is limited in Singapore and therefore you can observe that land price is always on the uptrend and landed houses are becoming more and more expensive. It is also a restricted type of property that only Singaporean can buy. Most owners buy to stay with the hope for capital appreciation in time to come. Rental yield may not be as attractive as compared to a condo unit due to the higher quantum.

I just did some charts to look into the landed properties pricing this morning. In general, there is an appreciation of over 47% in average pricing over the past 10 years collectively, and if we zoom down to the different districts, the numbers can definitely be higher.

Landed properties in Singapore are something like a collector's item, which is uncommon, especially freehold landed properties. In land scarce Singapore, prices of land has almost always been on an uptrend.

However, whether or not a Landed property is a worthy investment, will depend on various factors. Factors include the potential of the plot of land, the potential for rebuilt, the zoning etc. The most crucial factor is of course the price that you pay for the property.

Should you "overpay" for a landed property, even though it has good potential, it may not be a worthy investment afterall. Hence, it also will depend on your Timeline of investment.
