District 9 is still quite big, it depends on locality and how "rentable" it is and any potential growth plans going for it. Generally speaking D9/10/11 prime areas have come down quite a bit from its high and it might be worth a look again.

Dear sir/madam,

The definition of "worth" differs. How return of investment actualise differs for the different property types.

By referring to older properties, it is likely going to take more efforts in getting it tenanted since most tenants would prefer updated or modern units with updated facilities and etc, while a niche group will be looking for size. For these properties, the probable return of investment will be mostly from future resale or perhaps enbloc, therefore the entire process of investment could be long drawn. This could be unattractive to some investors who are looking for quick returns through rentals.

In addition, the liquidity factor for all investments are critical. There is no gain if the value of property appreciates, however, there is problem liquidating it. Real estate investment in current climate typically has low liquidity due to seller's stamp duty and additional buyer's stamp duty, therefore, if you are looking at investment with short to mid term returns, it is highly encouraged that you look for alternative solutions.

Look into the market dynamics in terms of supply and demand as well as the interventions made by the authorities and you will be able to understand how you should plan out your investments and when.

If you could provide me with more information such as which particular properties you can looking at so that I can give you a more informed reply.

Generally speaking, older developments are more value for money as the PSF is cheaper, however, you may also want to take note that maintenance may be higher in the long run and some profile of tenants are more attracted to newer developments because of the better facilities. However, having said that, fundamentals such as location and proximity to MRT or bus stops still play a big part.

Personally, I will not determine whether a condo is "worth to invest" solely on the age and its supposedly lower psf. There must be a reason why a condo is selling at a lower psf as compared to its neighbouring condos. I think we should look deeper into it before any investment decision. Ultimately, we are all looking for potentially good returns on our investments.

Other factors you may wish to consider could be the rent-ability of the condo, the rental yield you project to get, and also the potential upside as compared to nearby condos.
