Is it possible to do a sale leaseback in Singapore? I currently own my property but need cash fast. I would like to stay in my current location by renting from the new buyer. Willing to offer high yield.

Yes, sale and leaseback arrangements are possible in Singapore. In a sale and leaseback transaction, you sell your property to an investor or company and then immediately lease it back from them. This allows you to free up capital while still maintaining occupancy of the property.

**How it works:**

1. You agree on a sale price with a buyer (investor or company).
2. The buyer purchases your property, and you sign a lease agreement to continue living there as a tenant.
3. You pay rent to the new owner, and they are responsible for property taxes and maintenance.

**Benefits:**

* **Immediate Cash Flow:** You receive a lump sum of cash from the sale, providing you with the much-needed funds.
* **Continued Occupancy:** You get to stay in your property without having to move.
* **Tax Benefits:** There may be potential tax advantages depending on your situation.

**Considerations:**

* **Loss of Ownership:** You will no longer own the property, and your ability to make modifications might be limited.
* **Rental Costs:** You will be responsible for paying rent to the new owner.
* **Lease Terms:** Carefully negotiate the lease terms, such as the duration, rental increases, and renewal options.

**Finding a Buyer:**

* **Real Estate Agents:** Talk to real estate agents specializing in investment properties. They may have a network of investors interested in sale and leaseback arrangements.
* **Private Equity Firms:** Some private equity firms specialize in sale and leaseback transactions.
* **Direct Approach:** You can also reach out to potential investors directly or through online platforms.

**Important Considerations:**

* **Financial Health:** Ensure you have a stable income to cover the ongoing rental payments.
* **Legal Advice:** It's highly advisable to consult with a lawyer to ensure the sale and lease agreements protect your interests.

**Example in Singapore:**

Mapletree Industrial Trust (MIT) is one example of a company in Singapore that offers sale and leaseback solutions to businesses: [https://www.mapletreeindustrialtrust.com/Customer-Solutions/Sale-and-Leaseback.aspx](https://www.mapletreeindustrialtrust.com/Customer-Solutions/Sale-and-Leaseback.aspx)

**Is it right for you?**

If you need cash quickly and want to stay in your property, a sale and leaseback can be a viable option. However, carefully weigh the pros and cons and seek professional advice to make an informed decision.
