Is it Good idea to buy 15+ year old condo for self occupation aay with a horizon of another 10 years? For a 99Yr leasehold property, what is the approximate life of the building? How badly are the valuations affected say for a 40 year old property with another 59 year of lease left?

Hi Sir,

The location would plays a big part when the leasehold property turns 25 in 10 years time. There are many 20+ years condo that are still enjoying good capital appreciation and rental yield despite their age e.g. Mandarin Gardens, Bayshore Park etc.

The challenge for a 40 year-old property is that its layout, facilities etc may not appeal to the new buyers. The loan tenure may also be a concern for the not-so-young buyers. Nevertheless, those in good locations e.g. Pearl Bank (TOP 1974), International Plaza (TOP 1976) will continue to attract buyers and tenants.
