Is it common practise for owners to engage multiple agents and tell them various prices to advertise? Makes it hard when negotiating, and also whether there are many or few units available to sell in a complex. Even more difficult when agents don't describe or take photos of the places or say what the unit number is when you call. Finding it is a big time waster when looking for places to buy as you need to filter through too much information which is just repeated.

Hi Mdm/ Sir,

What you have highlighted is a double-edged sword (current)situation that alot of owners did not see. A price war will be a closer term to describle.

In current market,it seems that owners are doing this so that many agents will engage in this price negotiations and price war to see which agent can fetch the highest possible price. I'm happy for my owners if i can do so. However, they didn't forsee that the other side effect is pressing the price downwards which in the end sold at least possible price.

So who loses out in the end?

Appointing a sole-agent will not just help you in terms of negotiations but also control sale price of your property. He/she will also manage all marketing aspect, admin matters, filtering information based on your needs and objectives, e.g. move-in date etc. It can be a toil just for coordination of timing for some people.

Wouldn't it be great if there's a professional out there who can take some of stress-loads off your mind; while you can focus more on your work, spend more time with your family and friends, etc.

    And I sure from the agents point of view, being the sole agent gives you comfort that your direct efforts (and costs) in marketing and identifying potential buyers will be rewarded with a sale, as opposed to competing against other agents. If I knew I was competing against other agents I wouldn't be spending as much time on a place as the chances of selling are so much less compared to being the sole agent.

    But thanks for the answers. Clears things up and will be taking a more cautious approach to buying in this market.
