If your agent managed to fetch something more than your expectation, would it not be justified that he or she be paid slightly more? Or do you felt that he had not presented the true to you when you have indicated your asking price? You can always seek second opinion or negotiate the deal with your agent if you are not comfortable with the terms.

3% -5% commission is common for overseas buyer who assign an local agent as it involved more tasks to communicate for completion of property transaction.
