Hi,

Both will incur ABSD of 15%, hence there's no advantage in choosing either. For loans wise, the max loan-to-value can go up to 70%-80% for individual purchase, but only 20% for company purchase. Thanks and look forward to value-add to your housing plans further.

Hi Mr Chun,

It may be advisable to purchase as a foreigner as compared to buying under a company. As a foreigner, you will be able to leverage and secure a higher loan as compared to buying under a company although both are subjected to a 15% ABSD.

However, if you are buying a GST registered property, it may be more worthwhile to purchase it under a company as you will be able to claim back the GST.

Dear Mr Lok Chun Long,

I have done before deals in both commercial and residential sector where company name is used as an investment vehicle to purchase property.

However there are certain requirements and local government rules and regulation in purchasing property using such vehicles. As a foreigner you will still need to pay 15% ABSD.

There are few permutations in buying via a company :

1. Bank via a company owned by you. Company already has a working capital, profit and loss statement, i.e. a business running for a few years.

2. Newly set up business for hold the property

3. Investment holding company.

All above depends still on financial standing and scrutinise by the banks before they offer you loan package (if loan is needed)

Good evening buyer,

If you purchase under either scenario, you will be liable for 15% additional buyer's stamp duty thus status quo.

But if you purchase as a foreigner, you will be able to loan up to max 80% bank loan as for company, you will only be able to do so up to 20%.

Conclusion, it will be best to purchase as an individual than a company.
