Is it a wise investment choice to buy another unit within the same condominium? I have been staying in my current 3+1 condo since TOP in 1997. I am quite happy with the place - its convenient and very accessible to town, etc. The place is well kept and the management is doing a good job. I am thinking of buying another smaller unit (2 bedroom) in the near future with a view to downsize when my children move out. Is it therefore unwise of me to "put all my eggs in one basket"?

Hi Steven,

Technically you are not putting all eggs into 1 basket since they are 2 seperate units. Given that you are already aware of the pros and cons within this development, it makes full sense to inject your funds into the next unit as an investment just like the chinese saying, rather you work on something you are familiar with over something you have no knowledge about. As long as you feel that the price is justified and all necessary stamp fees applicable is worthwhile, it is definitely a good time to make a move now given that prices are deflated to some extent as compared to the peak.

Besides the physical attributes and location of the development, since you are staying in the development, you will have first hand information on how well is the management and maintenance.

If as an owner you feel this is a great development, then I think you are certainly right since you should know better as anyone of us!

As to the question of whether it is a good investment, you should be looking at the potential capital appreciation and ROI aspects of the investment. If the surrounding areas have redevelopment potential and the rental yield is comparable or better than surrounding projects, then I think it will be a fair investment!

    Thank you for your reply. To cut the chase, I'm talking about The Anchorage Condominium. The prices advertised in the Property Guru do not seem to show a decline, either the sellers have chosen not to move or be moved by the downward trend. It is still on the high side in terms of psf. Do you see any potential for further capital appreciation? What is your take?
