Abit curious here, are you referring to the penthouses with huge roof terraces that are marketing at that price range? I am only aware that projects marketing at those price range are usually the penthouses units with huge open roof terraces.

Dear sir/madam,

I believe the low $psf units are referring to penthouses or units on ground floor with huge patio space. The premium over the HDBs in Marine Parade are usually applicable for those which are well renovated and sitting on high floors with nice sea view. It will be good to take note that size of such apartments is also decent, therefore commanding a good quantum. Likewise, I have residents in Marine Parade giving me feedback from the ground that they have been monitoring the prices of HDBs in Marine Parade and they are no longer calling as much premium as they used to year on year.
