Hi Mr Raffan,

Any good salesperson would want to handle a property exclusively. An exclusive right to sell means the salesperson is going to pull all his energy into selling your property within the given time.

Getting few salespersons means different salespersons advertising your property at different prices in an attempt to UNDERCUT each other. Utimately, they will work for the interest of buyer's side in order to secure the sale.

Therefore it is always better to engage just one exclusive salesperson to sell your property to ensure:
-- Highest possible price
-- Full Commitment
-- No repetition
-- High security
-- Detail follow up
-- Salesperson's interest on seller
-- Constant exposure
-- Only one pricing at one time
-- Better price control

Hi Raffan

Most sellers do not give exclusive nowsadays although what is said here is very true. Having an exclusive agent will have price control and more willing to commit and invest money on advertisement.

However, if you are not comfortable to appoint only 1 for whatever reason, you are free to appoint a few then. Cheers!

Hi Mr. Raffan,

The pool of buyers are the same. Regardless of whether you get 1 agent or you get 5 agents to sell, it will be the same pool of buyers keen in that area.

My recommendation is you stick to 1 agent and work with the agent to get the best offer you want. Too many agents selling the same unit will only cause those agents to undercut your prices, in eager to get offer to close. In the end, you won't get the best price. Get only 1 agent to ensure he gives more commitment and focus in your unit.

Why get 2 or more agents? Most owners will argue that more agents equal to more exposure and therefore more viewings and higher price.

But is this always true? What if the marketing strategy and effort from 1 agent is better than when you engage more agents?

Don’t you agree that marketing plan is most important factor when trying to get the ideal buyer for your property?
