There are a total of 9 transactions. The transacted price is between $531K for a 2nd floor unit and $610k for a 12th floor unit. The valuation range from $520k and $552k and the COV is between $11k and $60k.
You may want to take this as a guide. The valuation mainly depend on the level, therefore you could estimated your valuation depending on which level your unit is located. Regards to COV, it depends on facing and condition of the house. The normal range based on latest transaction is between $20k and $40k.
