I'm buying a new private property with existing tenancy. However, the seller informed that the existing tenant decided to exercise the diplomatic clause. The tenant cessation date falls after the completion date, so I will be taking over the existing tenant after becoming the legal owner. What could I do/ check to safeguard against any potential losses from this unfortunate event?

Hi Vin,

Good day to you.

To begin with, you should have already read the tenancy agreement before you enter into any form of purchase process.

So nothing changes except that you will take over the tenancy. You should do a pre purchase/completion inspection to understand what you will be taking over as it will free you from many misunderstanding or hassle when the tenant handover the place to you.
