Do take note that only Singaporean Citizens are eligible to purchase any type of landed housing in Singapore, ie landed, cluster housing etc.

For SPRs or foreigners, you need to apply for approval from SLA's land dealing approval unit first if you intend to buy landed, cluster housing etc.

If you intend to purchase a strata titled houses in approved condo development or landed in Sentosa, you will not be restricted.

Perhaps you can share more with me which projects you are looking at so I will be able to advise you whether are you eligible to purchase.

Dear Mr Gan,

Only Singapore Citizens have outright eligibility in purchasing a landed development, regardless of cluster or not. Foreigners, regardless whether they are Permanent Residents or not, will be required to seek approval from SLA (costs involved) to purchase such properties. The only exclusions will be as what YT has indicated.

Do take note that even after SLA's approval, the landed home purchased should be for own stay instead of investment and if I do not recall wrongly, there is a minimum holding period before you will be allowed to sell.

SPR like yourself can only purchase a cluster house provided it is approved for sale to SPR/Foreigner.. As for Corner Terrace, you need prior approval to purchase from SLA normally takes 1 month.. subject to approval.
