Everyone says buy FH if can afford, but the FH unit im looking at is from a smaller developer. Project looks okish, just not a name i know very well. My dad keeps saying dont always chase big name, look at whether the house is good and price makes sense. but still abit worried about developer quality and resale later. better to take LH from more established developer, or smaller developer FH is actually worth the risk?

It depend on your plan and holding period for next 5 to 10 years. General Leasehold unit tend to have higher transaction volume compare to freehold, when there is a high volume there is a high demand which will drive the pricing.

This comes down to the specific development you are looking at, whether you are buying at the right entry price, and whether you are buying at the right time of the cycle relative to other buyers and other properties.

Especially with developer units, it is all about entry timing and buying the right stack in the right development.

Hi, your concern is understandable. I wouldn't choose a property purely because it is freehold, nor would I choose a 99-year project purely because the developer is better known.

If you prefer the assurance of both freehold tenure and an established developer, you may also want to take a look at The Serra Residences at Bassein Road.

It is a new freehold development in District 11 Novena by Far East Organization, one of Singapore's most established private developers. It has only 133 units and is located within an established residential neighbourhood, with Novena MRT, HealthCity Novena, shopping, schools and Orchard all nearby.

This could be an interesting alternative because you don't necessarily have to compromise between freehold tenure and developer track record.

Of course, entry price is still important. Once the pricing is available, I would compare it against the freehold project you're considering as well as the established-developer leasehold option on a like-for-like basis.

1) It depends on your near and long term planning to determine which type of properties are most suitable on your current situation.
2) A FH means you prepare to hold it for a long time, should be at least 15 years and more.
3) Most people who choose FH prepared to leave it as a legacy than just an accommodation.
4) A wrong choice could lead to a long term regrets for example, rental didn't meet expectation, the living enironment didn't meet expection. Conclusion is the choice made must be correct.
5) A LH can dispose easier than FH due to the quatum and psf. But, not suitable to keep for a long period (for example 20yrs). The appreciation and enbloc potential are not as attractive as FH.
6) I suggest you may meet up some agents to discuss on the option than make a uninformed decision.

I think the idea that FH is always better, or that a well-known developer is always safer, can be a bit too simplistic.

Freehold vs leasehold and developer reputation are both factors, but they shouldn't be the only things determining your purchase. Not all FH or LH projects are the same, and a smaller developer doesn't automatically mean the project is inferior.

I would look at the overall picture — the development itself, location, layout, pricing, surrounding competition, potential demand, and most importantly, **your own plans and intended exit strategy**.

If you're buying for own stay, your considerations may be quite different from someone buying for investment or planning to sell in 5–10 years.

So rather than simply choosing “FH from a smaller developer” versus “LH from an established developer”, I'd compare the specific projects and numbers side by side before deciding.
