I'm a 40yo who just sold my BTO last week. I'm looking to purchase 3 or 4-room resale or SBF HDB flat. Can I buy it myself? My mthly income is $10K.

I have a mother (60yo) who used to own a resale HDB but she don't own any property now. Can I apply for BTO (3 or 4 room) with her? Is she considered as a first-timer? And if I apply with her, is our BTO application considered as a 2nd-timer?

I would like to own another property (can be HDB or EC) myself OR with my mother. What are my available options? Looking at flats near MRT and amenities with good rental yield.

Hi,

I assume the BTO sold is your 1st and only property and your mum has only owned 1 property, the resale hdb, in her lifetime. In this case, you should be considered 2nd timer application when applying with your mum. You can buy resale hdb on your own name but not apply BTO 3, 4rm / EC on your own.

Should consider new EC from developer as the prices are affordable and attractive vs private condos. Do note you can't sublet the whole hdb unit out within the 1st 5 year MOP period.

Yourselves (40yo): BTO sold
Your mum (60yo): resale HDB sold

Your queries:
(1) Buy 3 or 4-room resale HDB
Yes, you are eligible to purchase another resale HDB regardless of type, using both single citizen scheme or public scheme (with your mum).
You are not eligible for any grant due to your income.

(2) Apply BTO with your mum.
Yes, you with her may apply as a 2nd timer, because you had owned a BTO once.

(3) Own another property
(a) HDB;
(i) if you apply with your mum to purhcase a BTO, you are not eligible to buy another HDB.
(ii) If you are not applying with your mum to buy BTO. You have the choice of buying a resale HDB or EC or private with Single Scheme (you as the sole owner) or Public Scheme (You & your mum as owner).

(b) EC; assumption made is not applying for BTO
(i) New EC, you have to apply with your mum to form family nucleus (public scheme).
(ii) Resale EC (>=5yrs), you can buy as the sole owner since you are SC.

(4) near MRT & Amenities with good rental yield
This question is too broad to provide any answer. The options are too many.

Hi,

Based on your income, you have lots of options. May I know if you're looking to purchase for own stay or for investment? If you're looking for good rental yield, HDB flats is out as you will need to fulfill the 5-year MOP before being able to rent out the unit.

Also do take note that you will need to pay a resale levy if you were to go for a 2nd subsidized flat. The amount for the resale levy is dependent on the size of the flat you had just sold, and will be needed to be paid in CASH.

Buddy, above everything else, please ask yourself this "hundreds of thousand dollars question":

Am I happy with the capital gains that I'd made from my BTO flat which I'd just sold considering the number of years that I'd held it for? If yes, then please go for resale HDB.

If not, then are you sure you want to repeat the same "cycle" again? Are you sure you want to spend the next 10 years by working hard and saving every $$ instead of working less hard and let your $$ work harder for you in return?

Good morning,

The application for BTO unit would be considered as second timer unit for both of you as you had purchased one prior. As you should be aware, BTO and SOBF selection is subjection to ballot and require a longer waiting time. Now that you had sold off your unit, you might need to get a rental unit while you wait for possible key collection.
