For commission payable, it's to be negotiated between your salesperson and you, prior committing. As for my practice, I have never asked my client to sign an exclusive as that piece of document is mainly beneficial to the salesperson. I would normally request for sole agent rights, over a period of 2 to 3 weeks, depending on your asking price.
