If my 4rm bukit batok east corner unit flat (bought for 200k) has a balance of 70k+ unpaid loan,how much cash sales proceed can i get if i sell now and how much cash must i set aside when i buy my new flat? if i engage an agent, will he arrange for the evaluation or i shd get that done first?

Morning Raina,

As to how much profit you can make would depend on the actual location of your unit. There are newer blocks and older block along Bukit Batok East, thus demanding different pricing.

It would also be dependent on your CPF used and accrued interest accumulated over the period. This would also affect your final cash profit from sales. To purchase new BTO with second HDB loan, you need to set aside 50% of your cash profit if your profit is more than $50k.

As for the valuation report, I would be willing to assist you with it if you decided to engage my service.

Hi Raina,

Formula for obtaining sales proceeds in your HDB sale is as follows:

Sale Price minus
1) outstanding housing loan
2) CPF used and accrued interest
3) Valuation of $170.50 (will be reimbursed by buyer)
4) HDB legal fees of $200+
5) Resale HDB submission of $80
6) 2% of sale price as agent's commission

If you are able to furnish me with more exact information of your unit, I will be able to have more knowledge about that area thus can advise you further.

You have to understand that you have to put aside 50% of your cash proceeds in your next HDB purchase if you are using HDB loan.

Another question is if you decide to sell your HDB flat in coming months, have you find yourself an accommodation?
