Hi King,

Hope the above link helps!

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

Hi,

Yes it will be pro-rated as well, and will be less than 75% max loan, and more cash and CPF OA will be needed to cover the difference for the amount you can't borrow. I am contactable at 97432395  for further discussion.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Good morning,

Most likely you wont be eligible to take up max loan tenure up to retirement age of 65.

Recently i had a buyer aged 37 years old buying a property with balance lease of 44 years. Instead of 28 years loan tenure, most banks only offer max 75% loan with 14 years loan tenure. Only 1 can offer 24 years loan tenure.

Perhaps you can share more with me so I will be in a better position to advise and assist you further.

Hope my sharing aids in your property needs. Do contact me if you need any assistance.

Best regards,

YT Tan

My Answer with regards to your Question:

Yes, in Singapore, if you want to purchase a private property and your age plus the remaining lease of the property doesn't cover you until 95 years old, your bank's Loan-To-Value (LTV) ratio will likely be pro-rated. This means the maximum loan amount you can get from the bank will be a reduced percentage of the property's purchase price or valuation, whichever is lower.

Here's a breakdown of how it works:

LTV Limit for Properties Reaching 95 Years: Banks typically offer a maximum LTV of 75% for private properties where the combined age of the borrower(s) and the remaining lease tenure can reach at least 95 years old.

Pro-Rated LTV for Shorter Leases: If the property's lease tenure, combined with your age, falls short of reaching 95 years, the bank will likely pro-rate the LTV limit. This means the maximum loan amount will be a lower percentage compared to the standard 75%.

Example:

You are 30 years old, and you're interested in a private property with a remaining lease of 60 years.

Since 30 + 60 = 90 (which falls short of 95), the bank might offer a pro-rated LTV, let's say, 60% instead of the standard 75%.

Important Considerations:

Loan Affordability: A lower LTV translates to a larger downpayment requirement. Carefully assess your financial situation to ensure you can comfortably afford the downpayment and future loan repayments.

Alternatives: Consider exploring properties with longer remaining leases to potentially qualify for a higher LTV and a smaller downpayment.
