I have to say, in my humble opinion, the 3 things that you have mentioned, Rental Yield, Enbloc Potential and Capital Appreciation do not really go hand in hand together. In order to further proceed to advise you further, I will need to more more information from you. What you have provided is really not enough. When it comes to investment even in real estate, different segments of investment works for different people.
