if i get a hdb loan of 175K. and i wish to buy a 3 room flat.. problem is if i buy direct from hdb, i have to pay a levy of abt 13k, as i am a single parent. if i buy re-sale flat, i have to pay cov and agent fees in cash..to this i don't have that much of cash.. as my re-sale that i sold after my divorced, i did not make a single cents... so i am not in the middle..

Dear prospective buyer,

Do your due diligence to search for unit on your own without engaging an agent and carry out all the necessary paperworks. I am pretty sure you are able to search for a unit with minimal COV.
