I would like to sell my 5-room HDB flat @ Jurong West and purchase an executive maisonette around Jurong West as well.

What should I do 1st if I would like to do a contra? Should I get the valuation 1st and advertise my flat 1st or should I house-shop 1st?

What would the fees be like for engaging a salesperson?

Morning Denise,

Agent commission is as follows:
2% for property sale
1% for property purchase

It's really up to you whether you want to sell or purchase first. But normally I will advise my client to sell first then ask for extension for the completion (eg. lengthy resale submission, later first appointment and second appointment)

At the same time during the period of sale, hunt for houses as well. FYI Contra only happens when you are using HDB loan for sale and purchase if not, you cant do contra.

Since you will be using a salesperson for your sale and purchase, why not you meet up with one and let him advise you on this. He will advise you accordingly.

Hi Denise,

First of all, contra is applicable only if you are taking HDB loan. If it involves bank loan, then you cannot use the contra facility.

For your case doing contra, i would advise you to market your 5rm flat and hunt for an EM at the same time.

Whether you sell first or buy first is really up to your preference. For either way, we can adjust the timeline of the transactions to make sure the upgrading from 5rm to EM is a smooth process.

But the important thing to do first is to do a detailed financial calculation to make sure the upgrading plan is feasible. I can assist you with that.

Next step is to do the valuation, seller resale checklist, etc.

Commission is 2% for selling, and 1% for buying. It is best to let one salesperson handle both transactions so that he can coordinate the process effectively.

In order to do contra, your current and upcoming mortgage loan should be under HDB. Hence knowing how much HDB can loan to you, depending on your income status, would be a good start.

At the same time, working on your finances will be important to know where you stand. Knowing what you are looking at, be it your current unit's possible selling price and which particular sector of Jurong West you want, will help decide on the possible budget and your liquidity.

As for the commission payable, engage someone you can trust and work out the figures with him.
