Dear owner,

If you read into details of the estimation by my fellow professionals, you'd realize that the disparity is in the range of $100k difference, and by HDB standards, this is a huge sum of money we are talking about. What exactly constitutes this $100k difference you may wish to know. Basic configuration of EMs in Shunfu range from 148sqm up to 158sqm of build in area, which is about 100sqf difference (about half the size of a common HDB room therefore if we are comparing the smaller EM which is well renovated against a bigger EM units original condition, it does not make much sense as your reference.

Having said that, an EM is an attractive option for some of my sellers who are downgrading from their landed properties in the area as well as their children who are looking to live near their parents in the area. I have 2 landed homes for sale in Jln Kuak and vicinity like Pemimpin Place as well as Clover area. If you are interested in selling, these are the buyers whom you are potentially looking at for they are likely be more motivated to pay above any other buyers who have no additional motivation to do so.

Based on current market, the present calling price will range anything from $880K to even up to a $1M. You may be thinking how come there's such a big range difference. The reason is because nowadays the huge bulk of the selling price depends on the cash-over-valuation or commonly known as COV. The calling of the COV will depend on many factors such as exact location, the level of the unit, renovation and much more. Of course being in Shunfu does put you In an advantage. I'm very clear of that as I'm just staying in Bishan.
