I would like to know more about investing in Singapore real estate.

I have SGD 5M and wish to invest in Singapore real estate and diversify across property stocks , reits, residential condo and office unit in central prime location area in Singapore.

I am thinking of allocating 25% on each component and would like to seek honest feedback i.e. (not bias only to property investment):

I am a mid risk taker and would love to know more about liquidity, risk, expected returns etc. for foreigner to invest particularly in property in Singapore.

Please enlighten me.

Dear investor,

$5m all in cash or inclusive loans which maybe required?

Depending also on your loan credentials, the way out to invest with potential good returns will be in commercial sector.

Dear Sir/Mdm,

If you are a foreigner and looking for property investment, I would suggest that you look at commercial property rather than residential property for the following reasons:

1) No ABSD, meaning you will paying normal taxes
2) Commercial property are likely to have a higher rental yield than those at residential property
