You could advertise in the papers and spread the words around friends/relatives.
Based on your question, I reckon you're a new landlord. Not just because i'm an agent but I honestly think it's worth every penny to engage an agent to work for you. For the small fee that we charge, it includes:
1) Advertising cost which you would incur anyway
2) Answer queries, conduct viewings
3) Screen the tenants to ensure they are on approved passes
4) Negotiate the rent
5) Prepare the tenancy agreement and includes the various requests from both landlord and tenant(s)
6) Go through inventory list during handover
7) Misc requests during the tenancy and subsequent renewal etc.
If the agent is able to help you get $100 more than what you could have done on your own, wouldn't the agent be paying his/her own commission.
If the agent rent out your place in a shorter period than you could have done it yourself (which is usually the case), isn't it better to receive rental income earlier than having the flat vacant?
