I've 2 properties that is owned by my wife and me together. I will like to decouple these 2 properties to my wife name. Does my wife need to pay Additional buyer stamp duty for the decoupling of the 2 properties.How much does my wife need to pay for decoupling these 2 properties. Currently it owned as 50 -50% between my wife and myself. Please advise

Good morning Ramachandran,

Legal fees are around $6k per decoupling because it will involve two law firms. Each representing one of you.

Stamp duty will be applicable for transfer of ownership (decoupling).

If she is Singaporean for 1st decoupling, she will need to pay 3% to 4% buyer's stamp duty depending on the property value.

As for 2nd property, it will be 7% additional buyer's stamp duty on top of the buyer's stamp duty.

Stamp duties will be applicable in accordance to your wife's residency status and number of residential property owned in Singapore.

Hi Mr Ramachandran,

If you have not done your decoupling, then the new policy announced on 5th Jul 2018, implement on 6th Jul 2018 shall greatly impact on your plan.

(1) ABSD for SC on 2nd property had rose from 7% to 12%.
(2) ABSD for PR on 2nd property had rose from 10% to 15%

The above is on top of the 3% buyer stamp duty.

Hi Mr Ramachandran .

If both you and your wife are singaporean , as far as ABSD savings is concerned , the most economical alternative is to sell all your residential property , thereafter each of you buy one property each , each individually buy without paying any ABSD .

As per your question or suggestion , the answer is not favorable, ABSD is payable on the second property despite buying only part share from spouse .
